From April 2018 onwards, landlords will not be allowed to let any property, under a new tenancy, with an energy rating rated F or G (the scale goes from A to G).
This is good news for tenants in London, who often have to deal with properties with poor or very poor insulation, adding the energy cost to the already widely unaffordable London rents.
Whilst the Energy Performance Certificate is already an obligation for landlords/estate agents to provide to tenants, it didn’t mean so far that they had to take action on it. It was merely a duty of information towards tenants.
This is now changing, and these are welcome news in a London housing market where landlords can pretty much do what they want.
To be noted: the new rules do not apply to ongoing tenancies, only to new tenancies.
